GAF Construction in Chinatown, CA | Gold Star Contractors

We’re Gold Star Contractors, and we provide independent GAF roof repair, replacement, and gutter service throughout Chinatown’s 94133 zip code. The short version: we design GAF systems to handle what this neighborhood actually throws at them – salt air off the Bay, a century of tenant-improvement penetrations, and historic-district review on street-facing slopes. Most Chinatown GAF jobs we scope are repairs or strategic replacements on 1906-rebuild brick and wood-frame buildings, not simple tear-offs. Call (833) 382-8544 for a free estimate.

Why Chinatown Residents Choose Us for GAF Service

We’ve spent years pulling shingles off Chinatown’s pre-1906 and 1906-rebuild structures, and that changes how we approach a GAF system. A zero-setback tong building with shared party walls and a low-slope rear ell isn’t the same job as a suburban ranch. Noel Carranza, our owner, grew up watching older tract homes get renovated block by block in Anaheim, then spent his twenties doing concrete and finish carpentry across Orange County before building this operation. That hands-on background is why we look at the wall-to-roof tie, the parapet counterflashing, and the gutter run before we ever quote shingles. We’re not manufacturer-affiliated or GAF-authorized. We choose GAF assemblies on their merits – Timberline HDZ, UHDZ, Liberty low-slope, EverGuard TPO – and we tell owners when a repair beats a tear-off. One call, done right – that’s the only way we know how to run a job.

Common GAF Construction Problems We Solve in Chinatown

Here’s what we actually find on roofs in this neighborhood:

  • Rusted flashing before the shingle field fails. Salt-laden marine air off the Bay corrodes exposed galvanized drip edge, vent collars, and parapet cap flashing faster than inland. We routinely find rusted-through flashing on roofs where the shingles still have years left – the fix is new GAF-compatible flashing, not new shingles.
  • Leaks around tenant-improvement penetrations. Decades of ad-hoc vent stacks, exhaust ducts, and skylights punched through without proper GAF flashing kits. Those unsealed penetrations become the leak points. The shingle field is usually fine; the boots around the pipes are what failed.
  • Alligatoring and granule loss on low-slope rear ells. Behind Chinatown’s narrow tong buildings sit flatter rear sections – old built-up or roll roofing patched repeatedly for years. The street-facing shingled slope looks fine, but the rear low-slope is the real problem area.
  • Blown shingles at the parapet and perimeter. On pre-1906 brick URM walls with wood-frame roof structure, the wall-to-roof connection is where wind and water get in. Failed counterflashing at parapet walls and lifted shingles at edges recur across Chinatown blocks.
  • Clogged, undersized gutter runs dumping water against shared walls. Narrow lots mean rainwater has nowhere to go. When gutters bend and sag, water backs against brick party walls and works its way into the assembly. We replace those gutter runs as part of the GAF scope, not as an afterthought.

GAF Service in Chinatown: What Local Conditions Mean for Your Roof

Here’s the thing most roofers from North Beach or SoMa don’t set up for until they’re mid-permit: almost all of Chinatown’s blocks sit inside the Chinatown Historic District. An exterior roof change on a street-facing slope can trigger Section 106 review and the city’s historic-preservation guidelines. That means even a GAF re-roof sometimes has to keep a profile or color compatible with the streetscape your building shares with its neighbors. It’s not a rubber stamp. It’s a review layer that changes your schedule and sometimes your shingle selection. We’ve worked through it enough to know which assemblies clear review and which ones stall. For owners on Grant Avenue or Jackson Street, that’s the difference between a roof that’s watertight before the winter rains and one waiting on a design review meeting.

The Full Picture on a Jackson Street Tong Building

On a shared-wall tong building on Jackson Street, we tore off layered shingles over the front slope and found the parapet counterflashing rusted through from years of Bay fog. The shingle field was worn, but the parapet was the active leak. We reset the GAF Timberline HDZ field with new shingle-mate underlayment and Pro-Start at the eaves, then rebuilt the parapet flashing and tied it into a new gutter run so winter rain stopped backing under the wall. The owner got a watertight street-facing roof that stayed compatible with the historic streetscape, and the rear low-slope ell was scheduled separately. That’s how multi-trade jobs should go: sequenced, not piled on.

GAF Models & Products We Service in Chinatown

We work with the GAF lines that actually make sense on Bay-area housing stock. GAF Timberline HDZ architectural shingles handle the street-facing slopes on most of Chinatown’s wood-frame residential buildings. Where owners want a heavier premium look, we spec Timberline UHDZ. For low-slope rear ells and storefront roofs, GAF Liberty SBS modified bitumen – self-adhered and cap sheet – is the workhorse. On larger commercial or mixed-use flat roofs, we run GAF EverGuard TPO single-ply membrane. The parts question matters here: we spec GAF’s own accessories – shingle-mate underlayment, Pro-Start starter, and matching ridge and flashing products – because mixing aftermarket accessories on a coastal, fog-belt roof is where performance and warranty both get shaky.
