ECO Window Systems Construction in San Jose, CA | Gold Star Contractors

We provide ECO Window Systems service in Seven Trees and across San Jose, from the 1940s ranchers near downtown to the two-story infill builds squeezing into older lots. Gold Star Contractors is not an ECO Window Systems dealer or authorized service center, and we don’t pretend to be. What we are is a full-scope general contractor that has framed, flashed, replaced, and rebuilt enough ECO units in San Jose’s stucco-on-slab housing stock to know exactly how they fail here and what it costs to make them right. Why San Jose Residents Choose Us for ECO Window Systems Service

Most window contractors in San Jose will sell you a replacement and move on. Our approach with ECO Window Systems is different because we’re builders first. Noel Carranza, our owner and our General Contractor in San Jose, came up doing concrete work and finish carpentry across Orange County before building Gold Star Contractors around one idea: the window is only as good as the rough opening, sill pan, and flashing behind it. That matters in San Jose, where the older stucco ranchers hide wall damage that a glass-only swap will never fix.

We’re also one of the few contractors in the area that handles ECO Window Systems service alongside ECO Window Systems sales & service, roofing, siding, and full additions. When an ECO unit leaks because the sill pan was never flashed, the fix is structural, not cosmetic. We can reframe the opening and re-flash it properly because we do that kind of work every week.

Common ECO Window Systems Construction Problems We Solve in San Jose

These are the failures we see most on ECO units in San Jose homes, and each one has a local cause you won’t hear about from a generic window shop.

  • Fogged dual-pane IGU seals on west and south elevations. San Jose’s dry-season sun is hard on 1990s and 2000s ECO vinyl units. The west wall of a ranch takes hours of direct afternoon heat, and the seal fails years before the shaded north wall. We rebuild the IGU when the frame is sound.
  • Sill-pan and flashing rot behind the insert. The original installer snapped an ECO vinyl insert over stucco with no weather barrier. The first real rainy season after a dry summer finds the leak, and it shows up at the wall base, not the glass. We cut back the stucco, repair the sheathing, and re-flash correctly.
  • Racked frames and binding sashes on pier-and-beam homes. Older downtown San Jose Victorians and Craftsman homes move with the soil. The foundation shifts, the rough opening twists, and the ECO unit was set dead-level anyway. The sash binds, the frame pulls, and the glass eventually breaks. We re-square the opening before we set the new unit.
  • Perimeter sealant and stucco cracks on 1940s – 60s ranchers. The original rough opening was sized for a narrow aluminum slider. Somebody shimmed a wider ECO insert into it instead of reframing. The stucco cracks at the corners within a few seasons. We reframe and size the opening to the unit, not the other way around.
  • Fogged or failed sliders on rear-yard and patio-facing openings. San Jose lots are tight, and the rear elevation is where the afternoon heat and reflected light concentrate. These ECO dual-pane sliders fail fastest, often right when the homeowner is planning an addition or ADU and realizes the openings need to be glazed anyway.

ECO Window Systems Service in San Jose: What Local Conditions Mean for Your Equipment

San Jose’s tree ordinance is the quiet force shaping a lot of window work here. The mature valley oaks and redwoods that shade downtown-adjacent lots are protected, and on infill or two-story addition projects, we often have to size window openings and stage exterior work around root protection zones. That changes which elevations get glazed, how units are delivered to the wall, and where we can stage materials. A window replacement on a lot in 95110 with a protected oak in the side yard is not the same job as a window replacement on a clear suburban lot. Our crews have hand-carried ECO units through a side yard because a root zone blocked the only truck access. We plan for that before the first hole is cut.

On a two-story infill rebuild wedged between an existing 1950s rancher and a neighbor’s fence line near downtown San Jose, we found the original ECO dual-pane sliders on the rear elevation fogged solid and the sill pans flashed with nothing but caulk over stucco. We reframed the rough openings to true, set new ECO units with proper sill pans and weep detail, and staged the glass by hand through the side yard because the oak’s root zone blocked the truck. The homeowner got sealed, code-compliant openings without a single return trip for a leak.

ECO Window Systems Models & Products We Service in San Jose

We service the ECO Window Systems product lines most common in San Jose’s housing stock, including ECO Window Systems repair in Alum Rock and nearby neighborhoods. That includes the vinyl single-hung and sliding retrofit inserts found in 1950s through 1990s tract and infill homes, the vinyl dual-pane horizontal sliders on rear-yard and patio-facing openings, custom-size vinyl picture and awning units used in second-story additions and ADU conversions, and the original aluminum-frame slider units still on mid-century downtown-adjacent ranchers.

Our parts approach is simple. We use OEM-matched sash, IGU, and hardware where the ECO frame is sound. Where OEM is unavailable or uneconomical, we use quality aftermarket glass and flashing components that meet or exceed the original spec. We don’t patch a unit that will leak again, and we don’t push a full replacement when a glass-and-seal rebuild is the honest fix.

ECO Window Systems Service Pricing in San Jose

Window and ADU work in San Jose is priced against local labor rates, permit requirements, and the condition of the existing rough opening. Here are the ranges we quote most often for ECO-related projects in the 95108 – 95111 ZIPs, including ECO Window Systems repair in Communications Hill.

Service Price Range
Window Replacement $5,310 – $17,700
Impact Window Installation $9,440 – $29,500
ADU Construction $106,200 – $259,600

What drives the cost on an ECO job in San Jose is rarely the window itself. It’s what we find behind the window: rotted sheathing, missing sill pans, out-of-square rough openings, or a stucco repair that requires a permit. Every estimate includes a written line-item scope, so you know exactly what you’re paying for before we start. Call (833) 382-8544 to schedule a free estimate, and we’ll tell you whether the ECO frame is worth saving or the opening needs a reframe.
